Green is Gorgeous
This time of year, the Foothills grow green. All the Spring moisture creates a wonderful green environment, as far as the eye can see. The peaks in the distance, of course, are still snow capped. But the close in wilderness is verdant and alive. I can’t help but feel young at heart seeing all of this natural beauty.
And this weekend also marks CU graduation, with the added benefit that for the next three months we get a break on traffic around town as the college scene quiets down.
Oh, weekends will still be jumping on Pearl Street Mall and The Hill, but the vast majority of students take off for the summer. As a “Local” this is one of my favorite times of the year. Why the quotes? Like you (most likely), I’m not really from around here. Born and raised in Ohio, I moved to Colorado back in 1989 for a ski season and then to Boulder in 1991. I’ve been here pretty much ever since.
Home Is Where The Heart Is
Over the years I have called Denver, Lafayette and Boulder home. It is an amazing place to live and I feel really blessed. My son graduated from high school here and then from Colorado State University. I’ve discovered that Fort Collins is another really beautiful community along The Front Range. Lots of great eateries up that way, you are close to the mountains and the college town is a good deal more affordable than Boulder.
But for those with the pocket book, you can’t beat Boulder. Wow. It is just an electrifying place to live. Home prices have really jumped the last few years as we have endured the mother of all Sellers’ Markets. Last year median home prices crested the one million dollar mark and condos became incredibly hot.
This Market Is Hot
If you are in the market for a place to call home, be ready for multiple offers, above list price competition and waiving just about every “out” on your contract. It’s not uncommon to see clients agree to bring the difference on an appraisal, waive the home inspection save for ‘health and safety items’ and offer better than full price. I’ve even heard stories of people sweetening the pot with Broncos tickets or a weekend getaway to a ski villa.
Around these parts, the Broncos are king, so you know those buyers are really wanting a home to part with tickets!
The Sellers’ market started up in in 2012 and has been going strong ever since. Sure, it isn’t as crazy as it once was, but incredibly low inventory is prolonging the situation. Look back to say 2007, and you’ll see Boulder had seven times as many homes on the market. And that was considered a solid market.
The next Next Thing
So, what’s next? Is the housing market going to implode and crash? I don’t see that happening. Most likely, the next Next Thing will be a neutral market, where inventory increases and the demand eases some. What could hasten this along? Home mortgage interest rates increasing might stymie some of the Boulder home buyer interest. Or, an improvement of the disastrous Construction Defects legislation that has all but killed the new construction condo marketplace.
We are in really desperate need of additional new construction attached dwellings. But, due to a well intention-ed law, condo construction in Colorado is mostly a thing of the past. Until legislators make some necessary improvements, entry level housing and condo buyers can expect a tight market and increasing values.
Get Outside And Enjoy Colorado
But hey, it isn’t all about houses. I want to tell you about an upcoming food drive party – more on that in a moment – and suggest you get outside and enjoy the area. Couple of great Spring time traditions coming up quickly. Erie will be hosting its annual balloon festival any day now, that is one great weekend filled with hot air ballooning. Highly recommend. The Bolder Boulder takes place on Memorial Day. Run, walk, walk and run or jog or whatever, this is one incredible event. And festivals start along the mall and the creek. Lots of fun. The farmer’s market starts up, and then there is bike to work day. I’m doing it this year. It’ll be a heckuva a commute for me, but I’m making the ride. I’ll update you on that as it comes along.
Now, about that food drive.
Ice Cream Social Food Drive
We’re hosting our second ice cream social to benefit Community Food Share. Amazing organization served over nine million meals in Boulder and Broomfield counties last year. You know, I write about homes exceeding the $1,000,000 median home price mark, so you might not realize that our community also has a lot of need. But it does. CFS is all about choice and empowering people. Rather than send folks off with a prepackaged box, clients can shop for foods in a grocery like setting. The agency also supplies a number of partner organizations and even has a food truck to get meals on wheels to those most in need.
And to benefit this great organization, Berkshire Hathaway HomeServices Rocky Mountain Realtors is hosting its second annual ice cream social. We are bringing in the Sweet Cow ice cream truck and giving away free cones. We’ll have a face painter, a prize drawing, lots of fun. A 2nd food truck, Rats BBQ will be present and donating a portion of the proceeds to CFS. It will be a great evening. Hope you can make it.
